Actually, it’s a kind of fake plastic finger… you shove the cloth into it, while it is in your left fist…. and then slip it on and most people don’t notice it.

The Inn at Little Washington in Washington, Virginia has consistently been rated one of the top ten little hotels for years. There are no signs to point you in the right direction, but when you see the white building with flags flying you will know that you have arrived at the Inn. A stately Dalmatian with a string of pearls around its neck will greet you as a member of the staff takes your bags leading you to a little alcove for refreshments of biscuits and Herbal Tea.
The smiling face in the portrait of Brillat Savarin, from the 18th century, hangs high above the fireplace seeming to give his approval. Through French doors is a lovely courtyard with tables lovingly set with crystal and silver, giving you a hint of what is to come. The stunning collection of art and antiques, flowers everywhere, sumptuous fabrics and wall coverings tantalize the eye.
The delectable little Inn, established in 1978, was the creation of Patrick O’Connell and his partner Reinhardt Lynch. Just for some reassurance of this quality Inn, it was the first enterprise to be awarded five stars for their accommodations and five stars for its restaurant from the Mobil Travel Guide. AAA awarded the Inn its highest rating, the 5 Diamond Award, for both accommodation and food. It is the first Inn ever to receive that award from AAA.
The brilliant London stage and set designer, Joyce Evans, created the gorgeous 15 bedrooms and suites without ever coming to America. Almost all of the furnishings where purchased in England. She then numbered each item and shipped them to the Inn. Once at the Inn they were put together like a giant puzzle. The suites are two stories with balconies and views of the beautiful gardens.
Recently they added the Mayors House. This lovely accommodation has a private courtyard, two fireplaces and the bedroom has a beamed ceiling. The Inn adds just the right touches to make the magic of the place. Huge bouquets of flowers will fill an armoire in the reading area of one of the rooms. Or a canopied sofa will be covered in exotic fabrics in vivid colors. Every single room is unique and beautiful to the last detail.
It is like a dream when you step into the dining room. Absolute pure luxury awaits you. Each table is very romantic with silk lampshades in a rose color floating overhead. Reinhardt Lynch is the host and he keeps a watchful eye as Patrick’s dazzling creations arrive at the 30 cozy tables. If you can believe it, each course outdoes the last one. The Sommelier will marry a wine with your ordered meal from the wine cellar containing over 14,000 bottles of wine. The Herald Tribune as dubbed this restaurant one of the top ten restaurants in the world.
Craig Clairborne has honored the Inn with the classification of the best in the world. Patrick, while classically French trained, believes in healthy, imaginative meals or as he puts it, “the cuisine of today.” For the past 14 years the Zagat survey has rated it number one in all categories.
The Inn installed a new kitchen in 1998 and many refer to it as the most beautiful kitchen in the world. There is an enormous Vulcan range that was built to order in France topped with a huge hood of brass. They even have two tables in the kitchen which they call the inner sanctum, where patrons can watch the action.

We call these agents “Jumping-Jacks”, these are agents who have hung their license with every firm within 30 miles hoping to find the right match, not realizing that the firm isn’t the reason they are not making money.
Tip 9: A Million Dollar Look Doesn’t Cost a Million Dollars
Too many brokerages let their next-door neighbors son design their company logo and branding. The first foot you put forward to the public is your brand. Website, business card, street sign, fliers, letter head, if you look unprofessional more then likely they will think you are too. There are hundreds of “drive-through” Internet based design firms that can make your agency look like a million dollars for a few hundred bucks. I can guarantee this is the best spent 500 dollars you will ever put into your business.

Tip 8: Cut Traditional Advertising
If you are still spending over $1000 a month on print, please for the love of god, stop. Don’t get me wrong, print/tv/radio is great at building your brand….slowly. However, you will not see a direct return on investment from traditional advertising. There is no way to say a radio ad that cost $5000 dollars brought in 300 leads and 5 sales, it is just too hard to quantify. If you spent $5000 on Google Adwords to drive traffic to a well designed website with a good CRM (customer relationship manager), you will be able to tell you exactly how many sales resulted from your advertising spend. Broker Wendy Richards of Denver, CO recommends a lead generation system called Realty Generator. They receive a consistant 500 leads a month by spending $3000 on their Internet marketing suite. That results in a lead aqusition cost of just $6 per lead. If you sell 2% of those leads with an average commission of $4,000, that is over $40,000 of quantifiably profit each month.
Tip 7: Office? What Office?
If you are planning to get an office or upgrade to a bigger one. Stop and think. Overhead is one of the biggest killers of a start up business. Unless it is completely necessary, there is really no need for an office in this day in age. There are many places you can meet your clients. Panera Bread is one of my favorites, talking shop over a nice ciabatta and latte is much nicer then chatting beneath the hum of a florescent light.
Tip 6: Get More Out of What you Already Have
If you have a website, you probably aren’t using it to the fullest. If you have a multi-function copier you probably don’t know everything it can do. There are tons of examples of things most brokerages already have that much more profit can squeezed out without any more expenditure. Look at all your assets and try and take advantage of everything they offer. Don’t go out and buy new things hoping that it will be the magic profitability elixir. The truth is Realtors as a whole are notorious for being consumers and most Realtors spend more on making money then they ever actually make. Lean is mean, only spend it if you can see a direct and obvious return on investment.
Tip 5: Keep the Leads Flowing
If you are looking to cut costs, do not cut the lifeblood of any successful brokerages…leads. If anything, refocus money spent elsewhere on brining in more buyer leads. Without customers you might as well close up shop.
Tip 4: Build Solid Relationships
The mortgage broker next door or the title company that stops by each week to chat can be some the best partners in helping grow your business. You can legally join in marketing agreements that are 100% RESPA compliant to help offset some of your advertising budget. Also think of your agents as a partnership. If you pooled all the agents and collectively bought your advertising you can take advantage of the lower prices you get when buying in bulk.
Tip 3: Previous Customers are Loyal Customers
When the market slows down one of the best places to look is to the people who have helped you get where you are today. Drop thank you letters to all your past clients, send them home valuations, or just let them know your there to help. Things happen, people have to move, and it would be a shame to lose that deal cause you were “out of sight, out of mind”.
Tip 2: Take Advantage of Free Advertising
There are TONS of free advertising venues on the Internet. If you have a few extra minutes, you can really generate some serious leads with only a little finger power and a point in the right direction. An agent friend of mine in Hawaii receives over 150 leads a month just from posting on Craigslist.

Tip 1: Don’t Lose Your Listings
In a slower market, a buyers market, many home sellers get quite impatient when their home doesn’t sell within the first few months of listing. You need to make sure you are doing everything you can so the only excuse for the home not selling is the market itself. Homeowners will try and blame anything and everything on you, not on the actual merit of their home. So cover your bases, make sure you market their property everywhere you can and you list it for a reasonable price. In general, don’t take pocket listings, don’t overprice the property, and most importantly set expectation so they know what to expect.

You constantly hear it every time you go out or make plans “stop by my house and we’ll pregame then head out”. This clubbing phenomenon has become in itself part of the whole clubbing experience and thus deserves some attention with some pregame and pre-clubbing tips.
Lets face it drinks are not exactly the cheapest thing in a club, in fact you sometimes leave the club feeling violated after a night of drunken credit card spending and ATM withdrawals with 9 dollar service fee’s. So to lessen this problem to a degree we all know the best thing to do is to get a headstart on your drinking at your pregame party. Have a few friends get a bottle or two prior to entering the club, this will help you get a headstart and probably cut your drinking bill by half.
Another tip related to the drinking situation is something that i have learned the hard way. Ask for drink prices BEFORE you order a drink, because as the night progresses and your blood alchohal level rises with every hour that passes you start ordering drinks left and right and when the time comes that the bartender says 15 dollars for the shot you just downed and you reach in your pockets only to feel air you have a serious problem if your friends are nowhere to be found. So always remember ask for drink prices and make sure you have the funds before downing a shot.
When you finally arrive at the club, you have to accept the fact that it might just be a terrible night for the club you have chosen and your better off leaving and going to another spot. The worst thing to do is go to the front of the line and ask a bouncer how it is inside. Do you really think that they are going to say “dont waste your money, it sucks” ?. No they are not, they are going to tell you that its just getting started, or its packed, or the music is great or some cheap excuse to get you inside to make them more business. The most relaible way to find out is just find someone that is leaving and has just walked out the door, stop them for a second and ask them their how it is inside, chances are they will tell you their honest opinion unless they are trying to screw you over or have some fun.
If the case is that their is a line across the street, and you dont have any connections to skip it your next best chance is to start walking up and down it and hope to god you find someone you know. When you find someone start making casual conversation and then get you and your group closer and finally just get together with them in the line, make sure you have conversation flowing the whole time between you both as to not pay attention to other people in the line.
A lot of times you will have people standing outside the club that claim to be the almighty promoters when more then likely they have to ensure they get themselves in much less get you or anyone you know in. Dont ever think a promoter will actually do something special for you if you do not know them, many times a promoter will offer some kind of discount, or say he will make u skip the line only to get you there but when it comes down to it they wont help you out with anything and your stuck waiting in a line. So save some time and dont listen to any promoters magic offers.
